UniFirst Corporation

12,000 SF Addition/7,500 SF Interior Renovation

Miller-Valentine Construction has completed work on a project for UniFirst Corporation; a 12,000 SF addition and 7,500 SF interior renovation to an existing, fully operating commercial uniform and facilities service building in Franklin, Ohio. 

The project required six (6) phases to complete the exterior site work and building addition.  The interior renovations were scheduled in four (4) phases.  The multiple phases were required to accommodate the customer's continued use of the building and grounds as Miller-Valentine renovated the building around them.

Additional building highlights include:

823 Gervais

18,500 SF Mixed-Use Building

823 Gervais offers retail, restaurant and professional office space in the heart of the Vista, located downtown Columbia, SC.  The project included new construction and renovation of the historic Columbia Supply building.

Building features include:

  • 8,200 SF urban retail/restaurant space
  • 9,000 SF professional office space
  • Excellent exposure to Gervais St.

London Computer Systems

78,000 SF Office Headquarters

Miller-Valentine Construction has completed a new headquarters facility for London Computer Systems (LCS), developer of Rent Manager® property management software and other business-critical technologies, which has more than tripled in size since 2008. Located within WaterStone Business Park in Deerfield Township, the three-story, 78,000-square-foot building is situated on a wooded, 15-acre site overlooking I-71.

The new headquarters brings together the fast-growing LCS team under one roof—in a high-tech office environment that reflects the company’s product, in a building equipped with energy-efficient features designed specifically for the demands of this space.

The Class “A” office building has a striking architectural design featuring exterior balconies, stonework, large overhangs, glass elevations and high ceilings that will bring in natural light. Inside, the large, open office floor plan incorporates upscale lighting features, paneled ceilings, interior glass and polished concrete floors. Floating stairways accent the common areas.

NuVasive

138,000 SF Renovation

The former Motoman facility, vacant for nearly four years, has been acquired by San Diego-based NuVasive, a medical device company focused on developing minimally disruptive surgical products & procedures for the spine.

Miller-Valentine Construction will be completing 66,000 square feet of existing space demolition; 25,000 square feet of new office space; 88,000 square feet of renovated manufacturing space, and modifications and improvements to existing HVAC and electrical systems.

Miller-Valentine provided NuVasive a single point of contact, full real estate services approach when identifying this facility for the company’s relocation.  Our brokerage team provided an existing building search, and the our construction team provided various renovation cost analysis as well as new construction options to help NuVasive settle on the acquisition and renovation of the existing facility in West Carrolton.

Restoration on King

34 Room Boutique Hotel

Miller-Valentine Group was selected by the developer to provide construction services prior to the selection of the architect on this new 7-story, 34 room boutique hotel as an addition to the Restoration On King hotel. This hotel is located in the historic district of Charleston, SC at the corner of Wentworth & King Street.

Miller-Valentine provided all pre-construction services to include budget pricing, best value analysis during the design development phase, coordination of all entitlements; including BAR, TRC, planning/zoning, and the building department. They then arrived at a guaranteed maximum price to meet the developer’s budget.

The project also includes the renovation of 77 Wentworth which is a 3 story facility that will convert a restaurant into the new hotel lobby, fitness area, bar, and in-hotel kitchen and board room meeting facilities.

Atlas Commerce Center Phase I is a 67,500 SF class “A” multi-tenant industrial building located in Palmetto Commerce Park the premier industrial park in the Greater Charleston, SC region. It is the home to companies such as Daimler, Boeing, Cummings, Lineage Logistics, TIGHITCO, and Venture Aerobearings. Work has been completed on Otterbein Terrace Place Apartments, a 4-story, 46-suite independent living facility constructed on Otterbein’s Lebanon, OH campus.

The 4 story building consists of 1- and 2-bedroom suites on all four floors.

The apartments include upgraded finishes such as vinyl plank flooring, ceramic tile and granite countertops. Much of the first floor is partially below grade, housing an enclosed garage for 36 cars and 11 golf carts. On the second floor, residents enjoy a terrace with a green roof constructed over the garage and a community room with a service kitchen. Other amenities include an exercise room and a library with computer stations. The building’s exterior façade of brick, cast stone and siding fits well with the balance of the campus.

Miller-Valentine Construction self-performed a number of tasks on this project, including structural steel erection, doors/ frames/hardware, and restroom accessories/partitions.

Mount St. John Novitiate House

This 2-story Novitiate Community House is located on the private campus community of Mount Saint John, a Marianist learning facility located in Beavercreek, OH.  The original Novitiate House, located on the same site, was constructed in the early 20th century and was not energy efficient or conducive to today’s Marianist studies.  The former Novitiate was carefully demolished, salvaging many components for reuse and recycling including bricks, maple flooring, black walnut Chapel door, stained glass, and aluminum windows.

Prologis, a leading owner, operator and developer of industrial real estate, hired Miller-Valentine Construction and our partner, Gordian Construction in 2014, to construct the 715,000 SF Build-to-Suit facility for their tenant, Subaru USA.

In the Spring of 2015, Miller-Valentine returned to construct the 247,500 SF building addition to accommodate Subaru’s need for additional space.

Miller-Valentine Group worked with Muncie Community Development, Indiana Housing & Community Development Authority, US Department of Housing & Urban Development, Affordable Housing Partners, Inc., Federal Home Loan Bank of Cincinnati, and Key Bank Community Development Lending to transform the historic Roberts Hotel into a maintenance-free, pet-friendly community of 83 brand new one- and two-bedroom apartment homes for adults 55 and over.

The Lofts at Roberts features amenities found in a luxury apartment home, at an affordable price; elevator access, energy-efficient design and appliances, central air conditioning, laundry room with full-size washer/dryer connections, and exceptional closet space with extra storage.  Creating an active lifestyle for its residents, this community includes a grand multipurpose room, community lounge areas on each floor, fitness center with yoga room, business center, and a theater room.

South University School of Physical Therapy

22,236 SF Educational Facility

When South University reached out to Diversified Development regarding expanding their campus to accommodate their new School of Physical Therapy, Diversified Development contacted Miller-Valentine Group in South Carolina  to spear head the design and construction of the site improvements and building shell as well as work with South University’s Architect to incorporate South University’s interior imporovements into the space.

Miller-Valentine completed a 22,236 SF building adjacent to the existing South University facility.

Miller-Valentine renovated two of the existing medical office buildings in Columbia, South Carolina for Consultants in Gastroenterology. The buildings were brought up to the Department of Health and Environmental Control Rules and Regulations.

FlightSafety International

54,806 SF Training Center

Miller-Valentine Construction has worked with FlightSafety on multiple projects going back to 1999—in Columbus, Ohio, as well as in Hebron, Kentucky, by the Cincinnati/Northern Kentucky International Airport.

This latest project, FlightSafety’s new learning center in Columbus, Ohio, was completed in December 2014. A 54,806-square-foot concrete tilt-up building, the facility includes:

Eating Recovery Center is an international center for eating disorders recovery, providing comprehensive treatment for adults, adolescents and children.

700 SF Renovation

The Whalen Sports Library project was a renovation of existing class room space to create a 700 SF sports library in honor of James “Rocky” Whalen. 

This project included high end custom wood cabinetry for displaying sports memorabilia, new carpet, wall covering, ceilings, HVAC, fire suppression, and electrical systems.

Scope of work included:

  • Interior demolition of walls, doors, carpet, mechanical, electrical, plumbing and fire suppression systems
  • Construction of approximately 700 square feet of new classroom/library space within the existing building; interior finishes throughout include painted gypsum board, vinyl wall covering, carpeting, wood paneling, casework and trim, and acoustical ceilings
  • New and modified existing plumbing, mechanical, electrical and fire suppression within the project limits
TEXO

24,500 SF Renovation

TEXO Corporation’s renovation project included the transformation of two antiquated buildings from warehouse structures to Class “A” office space within a time frame of six months. The project included selected demolition of the existing interior and exterior walls, windows, dock doors, heating system and electrical equipment. The dynamic new look was created through the use of numerous products, both innovative and traditional, to deliver the image desired by the client.

KEG 1 O’Neal is one of the innovators of the industry’s new “mindset.” To meet the demands of their expanded distribution capabilities, KEG 1 O’Neal in Weatherford, Texas consolidated multiple, older facilities into one newer, more efficient distribution complex. The design/build, concrete tilt-up project is fully air conditioned with warehouse space, offices and a mezzanine in the main building. A 5,053-square-foot draught cooler is located inside the main warehouse and a 200-foot outbound dock and 140-foot inbound dock facilitate the building’s busy distribution traffic.

Miller-Valentine completed a new 27,090 SF shooting sports building for Blackstone Shooting Sports in Charlotte, North Carolina, which included additional office space, a state-of-the-art indoor shooting range, retail space, and member’s lounge and event space.

Blackstone Shooting Sports

University of Dayton Athletic Performance Center

9,700 SF Renovation

This 9,700 SF renovation project for the University of Dayton converted existing space in Reichard Hall to an Athletic Performance Center, including a weight room, nutrition bar, and offices.  The project positively impacts all 17 of the University's sports programs and specifically men’s and women’s basketball. This renovation allows all of the University’s nearly 450 student-athletes to train, practice and study within a 500-foot radius.

Improvements to the basement level infrastructure were also completed to support the first floor work; including fire suppression.

Walnut Ridge

Affordable Housing

Walnut Ridge was established as a low-income, tax credit, senior housing facility, located in Marion County, Indiana. The project contained two parts, 26 newly constructed homes and the renovation of 52 apartments from an existing one-story school building that was being used as a church.  

The project site evaluation focused primarily on three characteristics that would boost the project’s value: access, visibility and environment.  The market at the time was lacking in modern, affordable rental housing for older adults. The comprehensive amenity package proposed for the site gave a competitive advantage over many other porjects within the market.

Pine Ridge

Pine Ridge can be found off Zanesville Avenue in the City of Logan, located in Hocking County. This project was completed in the summer of 2006 and was constructed with 48, two-bedroom apartment homes and 24, three-bedroom apartment homes. 

Both housing types were built with a square footage equaling well over the requirements for the project. Pine Ridge, LLC is the owner of the Community and Frontier Community Services serves as the sole member of the limited liability company. 

Miller-Valentine Group and Frontier Community Services were the co-developers on the project. Both development teams had existing business relationships with the City of Logan, and Hocking County, as well as additional City Officials. This aided the project to stay on target and assist on project completion in a timely manner.

New Lima Homes

Affordable Housing

New Lima Homes is a rental community comprised of 70 single family-homes, built on a six acre parcel of undeveloped land. 

The area was defined by the City as part of a Community Revitalization Area which therefore led to receive tax abatement. A number of factors were considered during the design phase of this project to aide in future operation initiatives, by using durable materials and design. In addition, the team also incorporated elements that would conserve energy, reduce operating costs, and the occupants’ monthly costs. Lastly, a lease purchase strategy was also offered as a part of the development, which enables residents to make a transition from the renter role to home ownership.

Pratt Industries

357,400 SF Manufacturing Facility

Recently completed for Pratt Industries was a 357,400 SF manufacturing and warehousing facility in Lewisburg, OH.  The project consisted of a concrete tilt-up structure with a connector building for use in conveying and transporting goods between a neighboring facility.  

Miller-Valentine was called in to provide design and construction services because of the tight construction time frame as well as the existing relationship that stemmed from the construction of the neighboring facility over 20 years ago.

Building highlights include:

  • 150’ connecting link extending across the property line to an adjacent facility, with a 7’-4” change in elevation

The Springboro Family Health Care building includes medical offices for primary care physicians and specialists, as well as a diagnostic center.

This project was designed and built on a fast track basis to meet the owner’s strict deadline.

Miller-Valentine Construction and Applegate & Co. was selected in a competitive RFP process by the town of Summerville to develop and build this mixed use development on approximately 2 acres in historic downtown Summerville, SC. Miller-Valentine is providing design/build construction services to the developer from concept design/development through completion of this urban in-fill mixed use project.

This mixed use project will include a 66 room, 3-story boutique hotel with roof top bar and terrace, restaurant, and retail space. It will also include a conference center that will seat more than 300 people for dinner, 34 high end 4-story condominiums, and a 157 car parking garage.

In 2007, the Miller-Valentine Commercial Construction team constructed the Midland Office building addition which mirrored the existing 273,500 sq. ft. facility, also built by Miller-Valentine in 1995.

The 5-story, 225,000 sq. ft. addition to their existing 6-story building provides space for approximately 700 employees when fully utilized. Amenities of the building include card reader access to help maintain around the clock operations and cameras to monitor the grounds for employee safety.

Wright State Physicians Group, an affiliate of Wright State University Boonshoft School of Medicine, has consolidated six practices in the areas of sports medicine, orthopedics, family medicine, geriatrics, neurology and dermatology into a new, 66,000 SF, three-story facility on the university’s campus. Their goal is to give patients a one-stop option for medical care; as well as provide clinical training opportunities for the university’s medical students.

More than six months of collaboration went into the initial planning which required the coordination of owners, architects, designers, and developers to ensure that the architecture of the entire Wright State University campus was considered. The advanced planning helped to create a strong team relationship among everyone involved to streamline the twelve month construction process.

Miller-Valentine is the master developer of this 1.5 acre urban infill site in the historic Vista District.

Gervais & Lincoln was planned in 3 phases starting with voluntarily completing an extensive environmental cleanup of this once brownfield industrial site, which transformed into one of the most sought after properties in Columbia.

Phase II consisted of the historic preservation and renovation of a 20,000 SF, 2 story, building built in the late 1800s into an award winning mixed use office and retail facility that includes Jason’s Deli, SE Esthetics Institute and SOCO cowork space.

Akers Packaging

133,000 SF Addition

This project consisted of a steel framed structure with metal stud exterior walls and exterior metal panels, and includes 16 additional dock doors, electric and plumbing, gas and air service.

The new addition houses a new paper corrugator that is nearly 400 feet in length. The slab for the new machine is an 8" two-way reinforced slab with many pits for the various machine processes that include assembling the corrugated paper together, perforating, cutting, slicing, and labeling to complete the boxes.

The new structure was designed to accommodate not only the new state-of-the-art equipment, but also equipment from the existing plant and a satellite plant. The addition was constructed on the south and east sides of the existing building, while all three shifts were in full operation.

The on-site Miller-Valentine team coordinated all structural foundations and utilities for the equipment and worked closely with the owner’s vendors. Pieces of machinery—located in the existing building—were relocated to the new building.

Antioch University McGregor

Miller-Valentine Commercial Construction was chosen to construct this new, 90,000 square foot higher education, multi-use facility to accommodate the college’s growing student population. Miller-Valentine Commercial Construction brought a design/build space solution to a rapidly growing practice of Neurologists who specialize in the treatment of chronic pain.  

Pain Management Associates were experiencing tremendous growth and had expanded their leased space three times in the last four years.  Miller-Valentine helped these physicians plan for the future by designing a building that met their space needs today, and provided additional space that could be leased to other medical professionals until their practice experienced growth again.

Precision Radiotherapy

21,450 SF Medical Facility

Precision Radiotherapy is a leading edge cancer treatment center focused on brain and solid organ tumors.  The initial 11,000 square foot facility includes two linear accelerator vaults, two patient respite rooms, a family waiting area and an outdoor meditation garden.

In 2006, Miller-Valentine Commercial Construction completed the fit-up of an 850 SF concrete vault for a new linear accelerator.

In 2012, a 9,600 SF addition to the existing facility was completed to expand UC Physician’s growing oncology presence.  

Miller-Valentine worked with GBBN Architects to design the expansion to build the LA vault which has heavily reinforced 6 foot concrete walls, keeping radiation inside the vault.

UC Health

80,000 SF Medical Office Building

This 3-story, 80,646 square foot medical office building is the focal point of the UC Health medical campus located at University Pointe in Butler County, Ohio. The building's prairie-style architecture boasts a distinctive mansard roof, a multi-textured exterior, a beautifully landscaped colonnade, a spacious porte-cochere with a large sloped glass skylight, and spectacular night lighting. This design-build structure is steel-framed with a composite deck floor system, three types of masonry, two types of roofing, and a variety of glazing systems with back set, center set and front set windows.

Miller-Valentine's crews completed 23% of the overall construction by performing the structural steel erection, installation of the composite metal deck, foundations/footings, wood blocking, installation of doors and hardware, and all exterior concrete. The entrance is accentuated with a 100-foot diameter "Spanish Gold" colored concrete drive-thru. This same "Spanish Gold" concrete is being used as diamond accents in the sidewalks that will tie all future buildings together.

More than six months went into the initial planning which required the coordination of owners, architects, designers, and developers to ensure that the scope of the entire University Pointe Campus was considered. The advanced planning helped to create a strong team relationship among everyone involved to help streamline the eleven-month construction process.

Huhtamaki

972,000 SF Manufacturing Facility

Huhtamaki North America, a leading manufacturer of consumer goods packaging, as well as tableware (Chinet®), cups, folding cartons, containers, carriers, trays and serviceware for the foodservice industry and retail markets, selected Miller-Valentine Commercial Construction to renovate approximately 942,000 SF of the old Ford Motor Company transmission plant in Batavia, Ohio.  

The renovation of this space included extensive demolition of all utilities not currently in use, all the old in-plant offices, and infilling miles of machine pits and conveyor trenches.  Also included in this project was the complete tear off and re-roof of the facility.  The entire north façade or 800’ of the existing building was deconstructed to make way for the construction of a new loading dock area consisting of 44 new dock doors with enough paving for the storage of 73 tractor trailers.  Two new car parking lots were built totaling 463 parking spaces.  Two existing internal train wells were brought back to life during this transformation. 

A new 25,000 SF office area was created with a combination of open and private offices, conference rooms, break area and a cafeteria.

Miller-Valentine Commercial Construction built this new office building and warehouse facility for Links Unlimited according to the US Green Building Council’s Leadership in Energy and Environmental Design standards and received LEED Silver certification.

Whirlpool

185,000 SF Manufacturing Facility

This 185,000 square foot building houses Whirlpool’s assembly and production facility for their small-appliance manufacturing division. 

This plant consolidated four operations into one, state-of-the-art facility, which manufactures premium stand mixers, blenders and other products sold under the KitchenAid brand name.

Miller-Valentine’s insulated tilt-up wall system was used throughout the building to ensure maximum-efficiency heating and air conditioning. Other aspects addressed in engineering the plant include truck/trailer dock equipment, maneuvering and parking, landscaping, access roads and electrical supply.

During the competitive bidding phase the owner provided facility specifications.  Under the guidance of the client’s specifications, Miller-Valentine Commercial Construction delivered the project through the design-build process.

1,300 SF Renovation

As winners of Miller-Valentine Construction’s “Extreme Office Makeover” contest, the City of Norwood Dispatch Center received an office renovation project of $100,000 in value, designed and performed by Miller-Valentine’s Design and Renovation team.    

The “From Ugly to Awesome” team evaluated¬ the current structure of the Dispatch Center’s office space, including a very outdated ventilation system; designed a space renovation plan and provided two rounds of design changes based on client feedback.  The renovation was completed over a 12-week period.

Taft requested a complete renovation of approximately 19,400 SF of Class “A” office space over 2 floors in the Kettering Tower.  The new space was designed and constructed to allow natural light to enter the interior areas while still allowing privacy for clients with patterned art glass to divide common areas as well as clear transom glass at perimeter office walls. The clean lines of the hardwood floors, warm wood tones in casework, zebrawood column wraps and red upholstered panels greet visitors and employees.  The architectural elements are streamlined and allow a free-flowing floor plan with all of the needed modern amenities.

Thompson Hine

40,000 SF Office Renovation

Due to rent issues with their existing space, it was critical for Thompson Hine to be moved into a new space as quickly as possible.  Miller-Valentine Commercial Construction worked with Thompson Hine to develop a GMP budget based on preliminary designs, worked with the Architects on providing the minimum amount of design information needed to submit for permits, and proposed a construction schedule that included working full Saturday shifts from the beginning to the end of the project.  This shortened the schedule by six (6) weeks and saved Thompson Hine two months of rent with holdover fees. From start to finish, 40,000 SF of high end legal tenant space was designed, built & moved into in just 21 weeks.

Knox Presbyterian Church selected Miller-Valentine Commercial Construction to build a new, two-story, 12,000 SF addition onto their early 20th century historical church in Hyde Park, OH and renovate portions of the existing church.  

Non-traditional construction materials, such as natural stone and slate roofing, were utilized in order to blend the addition with the original 20th century church architecture, and these elements have been incorporated throughout the renovation.

This single-story church features an octagonal shaped sanctuary that will seat 567 people.  Established in 1971, the congregation has grown to more than 645 members, and needs more space for its current membership and growth.

Renovation of this previously owned NCR building created a new home for Cox Ohio Publishing, the publisher of the Dayton Daily News and other small periodicals.

Heidelberg Distributing

779,000 SF Industrial Renovation

Heidelberg Distributing Company purchased the old Cooper Tire building located in Moraine, OH for its new distribution facility, allowing consolidation of three of their buildings into one facility.  

The renovation included the removal of an existing rail system that ran throughout the building and required replacing approximately 115,000 SF of concrete floor slab.  

The new facility includes:

• 186,000 SF of CEW (Controlled Environment Warehouse)

• 32,000 SF draught cooler

• Approximately 50,000 SF of high-end office space 

• 40,000 SF mezzanine space for future expansion

The office space includes a new bumped out façade and entry way on the north end of the building, multiple clerestories to bring natural light into the office, and a large meeting room for up to 300 people.    

Sisters of the Precious Blood

Apartments

Miller-Valentine Commercial Construction was the Design/Build Contractor on the Salem Heights Renovation project for the Sisters of the Precious Blood. The existing 99,000 SF facility, spread out over five wings off a central rotunda with 3-4 floors each, has served as the Motherhouse for retired Sisters from the Order since the late 1920s. This interior renovation project converts approximately 92 dormitory style units to 51 full apartment units with a mix of efficiency, one and two-bedroom layouts. 

Associated renovations were made to the common areas, including:
