Huhtamaki’s new 942,000 SF converting facility and distribution center in Batavia, Ohio is a welcome addition to the industrial site that once housed the Ford Motor Co. along Rt. 32 near Cincinnati, Ohio.
The renovation of the former Ford automotive plant is a win-win for the area and for Huhtamaki North America—a leading manufacturer of consumer goods packaging for the food-service industry and retail markets worldwide. It will initially produce paper drink cups and distribute products made throughout the Huhtamaki manufacturing network.
Huhtamaki determined that renovating the Ford plant was more cost effective than new construction. "The facility fits the company’s long term operational and geographic requirements," says Denny Whitehead, Vice President of Construction. "We assisted with various design options and related budgets to allow Huhtamaki to make critical management decisions while keeping the project on schedule and within budget. Our consultative design-build approach provided peace of mind for our client while they focused on their day-to-day business operation."
Huhtamaki considered building a new facility, but when they saw the Ford plant, they realized this existing property already contained many of the features they required in new construction—clear heights, wide-column spacing, rail, and very heavy power. Since the location was an ideal fit for the company’s North American distribution plans, re-using the existing building was the perfect solution for their long term operational requirements.
The entire north façade of the existing building was deconstructed to make way for the new loading dock area consisting of 45 new dock doors. Interior train wells were created for better loading access. A new 25,000 SF office area was created and necessary upgrades and modifications were made to the building to ensure that it met the code requirements for a food-grade manufacturing facility.
Miller-Valentine Construction’s safety history was an important factor in meeting Huhtamaki’s safety requirements. Bill Burke, Safety Director, developed the safety standards and made sure they were enforced. “In my opinion, maintaining a safe job site was the biggest challenge for this project—given the kind of work we were doing,” says Dustin Bailey, Miller-Valentine Construction’s Senior Project Manager. “In order to meet the project timeline, interior and exterior renovations were precisely coordinated which included a roof tear off and re-roof. At the same time, as many as 250 people completed tasks within the facility such as heavy selective interior demolition, flooring, walls, mechanical and electrical installations, etc. Our safety crew was on site at all times during this operation ensuring all safety procedures were followed, as well as monitoring the air quality and respiratory protection for everyone on site.
Huhtamaki rated Miller-Valentine favorably for our safety approach on three levels: method, safety management, and health. The company is an OSHA/VPP company itself, as is Miller-Valentine Construction, so it was a good match. We worked together to achieve Huhtamaki’s “green energy” goals—building a sustainable facility—and staying within their budget. Together, we made it happen.
Huhtamaki expects that this new facility, located 25 miles from Cincinnati, will result in the creation of 237 jobs.
Dayton, Ohio: Grand Opening of Roosevelt Homes
Miller-Valentine Group and St. Mary Development Corporation, in conjunction with their partner organizations, recently completed Roosevelt Homes—a brand new, pet-friendly community of 43, one- and two-story single family homes. El Reno, Oklahoma: Fairway Breeze Apartments
