Miller-Valentine recently completed manufacturing facility improvements through a design/build delivery for GKN Aerospace. The manufacturing improvements are related to the Boeing 787 Floor Section 47 Program. These improvements, coupled with the existing assembly work in the building will increase the capacity of the facility to better serve the industry. Miller-Valentine recently broke ground on the 129,500 SF tilt-up addition to the existing Republic National Distributing Company (RNDC) facility located in the Lexington County Industrial Park. RNDC continues to be one of the fastest-growing distributors of premium wine and spirits in the United States. Once the project is completed, RNDC will occupy over 336,000 SF of state-of-the-art distribution space to serve its customers throughout SC. This expansion is part of a multi-phase master plan and will increase RNDC’s distribution capabilities by more than fifty percent. Residents in Nolanville are a few weeks away from having a new place to live. Nolanville City Manager Kara Escajeda said she thinks it’s a great addition to the city. “It’s safe. It’s new, and I think it’ll provide our residents with an affordable option,” Escajeda said. Local independent Realtor Scher Thurston, who toured the property last week, said it reminds her of apartments in the Dallas area. “I think the program is neat because if someone’s not in a position to qualify for purchasing a home, this helps them get ready for that transition,” Thurston said. “So I wanted to see the amenities and layout, so I can make an informed recommendation to clients.” The new complex in Nolanville is an income-restricted affordable housing development, said David Perkins, a national leasing professional with Miller-Valentine Group. “We’re a tax-credit community that provides quality, affordable, safe housing,” Perkins said. In 2015, there are several emerging hotspots and trends identified in the Dayton Region that are expected to draw attention in the coming year and beyond. Hot property types in commercial real estate include industrial, healthcare, retail, multifamily and mixed-use developments which are all expected to be the big players in 2015. Conversely, the office market will continue to recover during 2015 at a moderate pace as owners aggressively lease vacant spaces and properties are re-positioned. Some hot locations in the region include the North Market (along I-70 and I-75), which is expected to see expanding growth due to the specialized manufacturing and logistics markets. In today’s economic climate the old adage of a penny saved is a penny earned, takes on even more significance. Real estate taxes can be one of the largest operating expenses when owning and operating commercial real estate. This expense could also have a significant impact on the value of your property. The county auditor is responsible for assigning a market value for all of the individual properties in the county. Every six years the county auditor appraises all of the properties to determine their market value. Every three years, the county auditor does an update known as the Triennial update. The 88 Ohio counties have sent out notices of assessments which could result in changes to your or your clients’ tax bills for the next few years. Review your assessment carefully to see if your taxes are consistent with market valuations. The county mass appraisal process often uses comparable sales of properties that occurred up to 3 years prior to the effective date of value. Miller-Valentine Group, the Southwest Ohio commercial real estate development, and construction firm, is gearing up for several years of growth. To handle an expected increase in the development business, the firm added Brian Copfer as senior vice president. Copfer will focus on one of the firm’s focus areas, build-to-suit properties which are owned by Miller-Valentine and its investors and leased to tenants. Copfer spent 12 years with Miller-Valentine before joining Core Resources Inc. in 2012 as director of development, where he managed the developer’s Family Dollar account. Copfer said he reluctantly left Miller-Valentine because there just wasn’t as much development activity at that time. In October, Miller-Valentine also added Ian DeGalen, an attorney with experience in economic incentives, as a commercial real estate developer. Between the two, the company has the skills to increase its development work. “We’re in a sweet spot right now for growing our business,” said Bill Krul, CEO and senior partner of Miller-Valentine. The Dayton office market continued to show signs of recovery in 2014, based on results from Miller-Valentine Group Realty Services’ 4th Quarter Office survey. The vacancy rate for the overall Dayton office market remained stable at 26.03%, with notable positive absorption trends in both the East Dayton and North markets. After several years of struggle from the shake out of defense cuts and consolidations in the defense industry, the East Dayton market showed the greatest activity with over 150,000 sqft. absorbed in 2014. The most notable deal in the East market during 2014, was the Berry Company relocating to the Miami Valley Research Park from its former Moraine headquarters. The North market, recently the weakest suburban market, now represents the area’s strongest office market, with a current vacancy rate of 20.99%, a nearly 10% decrease from 2010. The CBD market remains the area’s softest market, with a 32.74% vacancy rate, which was relatively unchanged from the previous year. Miller-Valentine Group team members recently volunteered to assist Vital Connections of the Midlands by making site improvements to their Arthurtown facility through the United Way Day of Action program. The mission of Vital Connections is to provide quality early care and education for homeless and needy children and their families in the Columbia area. Miller-Valentine associates volunteered with the group and were tasked with power washing the exterior, cleaning the awnings, weeding and planting the gardens, mulching, and trimming the bushes. Miller-Valentine Construction successfully managed the delivery of the 1,000,000 SF building addition to the existing distribution facility located in Dillon, SC. The expansion brought the new distribution center to approximately 2,000,000 SF and allows Harbor Freight Tools to increase their productivity to serve their growing retail network. According to our 2014 Industrial Market Survey, throughout this year, the Dayton industrial market has shown signs of moving from the recovery phase into the beginning stages of expansion in the real estate market cycle. The overall vacancy rate for the industrial market in the Dayton region dropped to 19.39%, which is down from the 2013 figure of 20.68%. Within the Dayton regional market, a positive absorption of 389,607 square feet of space occurred during the 2014 survey period. The Dayton Area market experienced a positive absorption of 90,829 square feet during the same period. The Dayton East Market remained the area’s most active with a vacancy rate of 7.10%, followed by the Upper Valley Market at 11.74%, and the Dayton North Market at 15.78%. The Dayton South Market remains the softest with a current vacancy rate of 27.26% for 2014. However, this market continues to show improvement as it recovers from the losses that occurred during the late 2000’s due to major employment departures. The Upper Valley region showed the highest level of market absorption in 2014 with 298,778 sq. ft. of space being leased over the past 12 months.
