Miller-Valentine Group Named Military Friendly Employer

Miller-Valentine Group announced today that it has earned the 2015 Military Friendly® Employer and Military Spouse Friendly Employer® designation by Victory Media, publisher of G.I. Jobs® and Military Spouse. Miller-Valentine Group Expands Apartment Portfolio

Miller-Valentine Group continues to grow its portfolio by acquiring two Class A luxury apartment buildings in southern Michigan and northwest Ohio. Combined, these properties total 498 units. “These acquisitions are part of our overall strategy to grow our multifamily portfolio and plan to strategically acquire more properties throughout our 14 state footprint,” noted Michael Riechman, Managing Director, Miller-Valentine Group Multifamily Investment Management. In another element of this growth strategy, Miller-Valentine recently announced the appointment of Charles Rulick as vice president, Conventional Multifamily Development. Rulick is a veteran of the real estate industry with over 11 years of experience. Rulick will be responsible for sourcing and managing class A multifamily development projects throughout the Southeast and Midwest. Dayton Industrial Market Continues to Recover

According to our 2014 Industrial Market Survey, throughout this year, the Dayton industrial market has shown signs of moving from the recovery phase into the beginning stages of expansion in the real estate market cycle.  The overall vacancy rate for the industrial market in the Dayton region dropped to 19.39%, which is down from the 2013 figure of 20.68%. Within the Dayton regional market, a positive absorption of 389,607 square feet of space occurred during the 2014 survey period. The Dayton Area market experienced a positive absorption of 90,829 square feet during the same period. The Dayton East Market remained the area’s most active with a vacancy rate of 7.10%, followed by the Upper Valley Market at 11.74%, and the Dayton North Market at 15.78%. The Dayton South Market remains the softest with a current vacancy rate of 27.26% for 2014.  However, this market continues to show improvement as it recovers from the losses that occurred during the late 2000’s due to major employment departures. The Upper Valley region showed the highest level of market absorption in 2014 with 298,778 sq. ft. of space being leased over the past 12 months. Teams Build Creative Structures from Donations!

Miller-Valentine Group employees across Ohio have been collecting food items for the last three weeks to support families in need.  Over 4,000 items were collected, including pet food, and shipped to local food pantries to help fill shelves before the busy holiday season. Miller-Valentine Helping Hands is an internal initiative whose mission statement is “to provide opportunities to engage our diverse Associate population in community service”.  This effort reflects the Corporate Belief of “Being a model corporate citizen in the communities we serve”.  Miller-Valentine Group’s “Helping Hands” initiative supports area food banks and animal shelters.

One Lincoln Park Renovation

Miller-Valentine Group is pleased to announce the renovation of One Lincoln Park, Dayton’s Premier Retirement Community, located at 590 Isaac Prugh Way.  The renovation will include the expansion of the main lobby and transportation office. Fuyao North America

Renovation has begun on the former General Motors plant in Moraine, Ohio for Fuyao, an auto glass manufacturer.  Tasks involved in the current phase of this multi-phased project include the filling of trench pits as well as installing conveyor system trenches for new equipment. The renovation of this facility will have a positive impact on the community, bringing up to 800 new jobs to Moraine.

Too busy to bother with ‘thank you’? Try telling Miller-Valentine CEO Spending an entire career with one company is becoming increasingly rare. But Bill Krul, CEO of Miller-Valentine Group, has done just that. For 44 years, starting out in the field, Krul has worked for one of Southwest Ohio’s most prolific developers. “The company has gone through a lot of changes,” Krul said during a sit-down interview at Miller-Valentine’s offices in Deerfield Township. Miller-Valentine Construction recently broke ground on Blackstone Shooting Sports, a new 27,090 SF facility located on Wilkinson Blvd. just outside of Uptown Charlotte, NC. The new building will feature a spacious 26-lane indoor shooting range suitable for pistols, rifles, and shotguns, a 6,000 SF retail shop, multiple classrooms for training and meetings, and a 3,000 SF members’ lounge that will also be available to rent for private events. Zach Ward of Miller-Valentine Construction Graduates from Leadership Charleston

Project manager, Zach Ward of Miller-Valentine Construction, has graduated from the 2014 Leadership Charleston class; a Charleston Metro Chamber of Commerce program designed to provide existing and emerging leaders with opportunities to enhance their civic knowledge, responsibility and professional network. In this program, participants develop the skills necessary to assume leadership roles within the community and also become exposed to opportunities for community involvement. This year’s class marked the 40th anniversary of the Leadership Charleston program. This year’s project teams were given the opportunity to work with several non-profit organizations in the greater Charleston community. Each non-profit organization engaged their respective Leadership Charleston project team to address a specific need of that organization ranging from developing a new marketing strategy for Metanoia’s Youth Leadership Programs to creating and filming a new commercial for the Ronald McDonald House. Dayton Apartment Market Remains Hot 2014

According to our 2014 Apartment Market Survey, the Dayton apartment market remained in the expanding phase of the real estate market cycle throughout 2013 and into 2014.  The overall vacancy rate for the apartment market dropped to 6.56% for the Dayton Area and to 6.35% for the region.  This year’s vacancy rate is down from last year’s figures of 8.65% and 8.10%, respectively.Positive absorption trends were observed in both the Dayton Area and Dayton Regional markets while 636 units were absorbed in the Dayton Area and 674 units in the Dayton Regional markets. The Dayton CBD market remains the area’s tightest market with a vacancy rate at 3.57%, followed by the Dayton East, North and South markets. The regional market was led by the Upper Valley market which illustrated a vacancy rate at 1.90%. Further in 2014, the apartment market continues to be the most sought after real estate investment.  According to RealtyRates.com, the average cap rate through the 1st quarter of 2014 was 8.34%.  The North Central regional market from the same report reflected an average cap rate at 9.34% for all class types.  According to RERC Real Estate Flash Report Summary, 2014 cap rates ranged from 4.0% to 6.5%, a survey (more)

LOGISTICS — Heating Up the CRE Market in the Dayton Region

Distribution and Logistics Management is a growing and developing segment for the Dayton-Cincinnati region entering 2014.  Over the past five years, there have been several new facilities that have been developed along the Interstate 70/75 corridors including: Payless Shoes – distribution warehouse Caterpillar – distribution warehouse Carter Express – distribution warehouse Procter & Gamble – distribution warehouse Meijer – planned expansion Abbott Labs – manufacturing facility White Castle – manufacturing facility There has also been an increase in occupancy levels in the North Dayton and the Upper Valley regions during this same period.  According to the Miller-Valentine Group Realty Services market survey, since 2010, the Dayton region has seen positive absorption trends in the industrial warehouse market led by both the North Dayton and Upper Valley regions. This trend appears to be consistent with the high demand and the increased number of inquiries from companies seeking both land and space/buildings in the region.  Many of these users are looking at the areas along Interstate 70 from Springfield, Fairborn, and I-675 in the east, to Brookville, Clayton/Englewood/Union, and Vandalia in the west. Dayton Office Market Still Recovering

According to our 2013 Office Market Survey, the Dayton office market remained in the recovery phase of the real estate market cycle throughout 2013.  The overall vacancy rate for the office market dropped to 25.66%.  Positive absorption trends were observed in both the South Dayton and CBD markets while the North Dayton market remained unchanged in 2013. The greatest change for the 2013 survey resulted in the East Dayton market, which continued to struggle from the shake out of defense cuts and consolidations in the defense industry that has been trending since 2010. Our researchers surveyed a total of 76 office buildings, totaling 3,665,821 square feet of space, in the East market. Of this space, 1,039,343 square feet, or 28.35%, was reported to be vacant. The vacancy rate in the East market was up over the previous year, with net absorption totaling negative (208,777) square feet. In our opinion, the increase in vacancy could present some unique opportunities for companies in the East market. There is class “A” and first generation space available in ideal locations allowing companies to move closer to the base, to I-675, to amenities, or get a better lease rate.
