Dayton Arcade Redevelopment

The redevelopment of one of downtown Dayton’s most iconic structures just took a step forward. The City of Dayton has signed a memorandum of understanding with Baltimore-based Cross Street Partners and Dayton-based Miller-Valentine Group to begin redevelopment efforts for the Dayton Arcade. Dayton Retail Market Remains Stable

According to our 2014 Retail Market Survey, the Dayton Regional Retail Market remained relatively stable during 2014 as market gains and expansions were countered by greater vacancies in certain submarkets. The overall market showed signs of continued recovery, but at a slower pace. The vacancy rate for the Dayton Regional Market rose to 15.35% during 2014, up from 13.85% in 2013. This 1.5% increase was mainly due to weakness in the Xenia and Lebanon-Middletown markets.  Within the Dayton regional market, a negative absorption of (209,441) square feet of space occurred during the 2014 survey period. Of the outlying regional submarkets, Upper Valley and Franklin-Springboro were the most active in 2014, with stable occupancy levels reflected in these submarkets. The vacancy rate for the Dayton Area Market (which includes the Dayton North, South, East, West, and CBD markets)  rose slightly to 13.73% during 2014, up from 12.69% in 2013.  The Dayton Area Market experienced an overall net negative absorption of (21,004) square feet.  The North Dayton market showed positive trends with over 60,000 square feet of positive space absorption in 2014. However, the Dayton East and South Markets remain the Dayton Area’s strongest markets with vacancy rates of 8.35% and 14.95% (more)

Medical Manufacturer coming to West Carrollton

Miller-Valentine Group will be renovating NuVasive’s new facility, in preparation for the medical manufacturer coming to West Carrollton. NuVasive accepted the real estate group’s bid to renovate the property last Thursday and Miller-Valentine is currently seeking demolition permits to immediately start the project. “We think it will be a good, long-term relationship,” said Denny Whitehead, Miller-Valentine Group vice president of commercial construction. The renovation project is expected to cost around $5 million — part of San Diego-based NuVasive’s (NASDAQ: NUVA) plans to invest a total $45 million in renovations, additional work and new equipment at the former Motoman site. The company plans to move about 100 workers from Fairborn to the new facility and add 200 more in the next few years. Whitehead said they first plan to start work on renovating office space for NuVasive to interview employees in. Work also includes 66,000 square feet of existing space demolition, 25,000 square feet of new office space, 26,000 square feet of amenities and common space like a fitness center and training center, 88,000 square feet of renovated manufacturing space, modifications and improvements to existing HVAC and electrical systems, a new exterior entrance and an outdoor social area and barbecue deck. Dayton Manufacturer to Expand

The entity behind Southpaw Enterprises Inc.— a Dayton-based manufacturer of sensory integration dysfunction and neurodevelopmental equipment — recently purchased 2350 Dryden Road in Moraine for $3.5 million, according to county records. Alex Moore, president of Southpaw, said his company will invest roughly $500,000 to get the new space ready and hopes to move by April. Southpaw is currently in 38,000 square feet on North Irwin Street but has outgrown the facility. The new building is about 160,000 square feet and Southpaw will take about a third of the space. One tenant already is in the remaining space and Moore expects to add another. Southpaw has 42 employees and will likely be in hiring mode when it gets into bigger space. The move will also position it for long-term growth, which is good news for the overall Dayton region economy. “We’ve got a lot of good things we’ve been working on over the last few years and it’s kinda nice to see things finally coming to a head,” Moore said. “We’re starting to reap some of the rewards for projects that have taken three, four, five years to develop.” Southpaw’s equipment is typically used to help children with autism or any sensory (more)

Miller-Valentine Construction was recognized for excellence in construction at the 14th annual awards banquet hosted by the Associated Builders and Contractors of the Carolinas (ABC). WaterStone Carriage Trails – Class A Luxury Apartments

Miller-Valentine Group is preparing to kick off a major construction project in Huber Heights. The Dayton-based company will pull the trigger on the $14.4 million Carriage Trails development, which will be a high-end apartment complex in a fast-growing area of the city. The company has been working through the process to get it approved this year. The project will not only provide more housing options in the region, it also provides work for one of the area’s largest development and construction firms. Dave Liette, president of MV Residential Development, said the company projects closing on the land for the development the week of Dec. 14, contingent on the building permit process. It expects to have conditional permits by then and will begin construction around the new year. Carriage Trails will have 192 units of luxury apartments on 12 acres of land, 66 one-bed, 102 two-bed and 24 three-bed units with rents from $950 to $1,150 a month. The apartments will have average square footage of about 850, 1,000 and 1,165. A number of detached garage spaces and a clubhouse will be available. One Lincoln Park Renovation set to begin

Miller-Valentine Group is pleased to announce a $400,000 renovation of One Lincoln Park, Dayton’s Premier Retirement Community, located at 590 Isaac Prugh Way.  The renovation will include a complete redesign of the first-floor dining and common areas. Miller-Valentine Group Supports Habitat for Humanity

Miller-Valentine Group associates recently partnered with Central South Carolina Habitat for Humanity to volunteer in the Arthurtown neighborhood through the United Way Day of Action. The mission of Habitat for Humanity is to provide safe, decent, and affordable housing to families in Richland and Lexington Counties. Miller-Valentine volunteers were tasked with revitalizing four homes in the Arthurtown neighborhood by washing the exterior, painting of porches and shutters, weeding and planting the gardens, and removing a tree that had been damaged by a lightning strike. Dayton Industrial Market Sees Great Improvement

The Dayton industrial market continues to make significant gains. Over the past year, the vacancy rate dropped to 13.96%, a record 5.43% decrease from the previous year. The industrial market has not reached rates this low since the early 2000s. Some of the positive movement in the market can be attributed to Procter & Gamble’s new 1.8 million-square-foot distribution facility in Union, the largest development project we’ve seen in the last decade. However, it is the combinations of all the smaller transactions of around 50,000-square-feet or less that led to the majority of positive absorption in the region’s industrial sector. This increase in activity indicates that the overall health of the market has improved greatly. Now that quality space is limited, the Dayton industrial market is getting much tighter. Sale prices are continuing to rise and landlords are requiring longer lease terms at higher rates. The continued increase in construction pricing is further fueling the competition among tenants/buyers to find quality space at a reasonable rate. This increasing demand against an insufficient supply of class “A” industrial space will spur more build-to-suit projects in the region. Morton Estates

New Development in Morton, Illinois

The development team of Miller-Valentine Group recently announced the award of funding for the construction of Morton Estates; the funding award is from the Illinois Housing Development Authority (IHDA) through its Affordable Housing Tax Credit Program. Morton Estates, located at 935 East Jefferson Street, will serve adults 55 and over who desire quality affordable housing.  The development will involve the renovation and adaptive reuse of the former Restmor Nursing Home.  The community will include a mix of 61 one- and two-bedroom apartment homes complete with energy-efficient features and a multitude of amenities normally found in luxury communities.  Rents, however, will be set at affordable rates.
