Michael Dalton has been an Associate of Miller-Valentine Group since 2005. Initially hired as a District Manager, Michael now serves as the Director of Operations for our military housing neighborhood – the Properties at Wright Field. As Director of Operations, Michael is responsible for all aspects of the operating business, including acting as the point of contact between the corporate office and government agencies that engage with Wright Patterson AFB. Some of the duties include preparing and executing the annual budget, ensuring all reports for both internal and external customers are prepared and detailed, leading a team of 34 co-workers, providing a vision for future challenges, and ensuring the team preserves the assets of Miller-Valentine Group. Responsibilities for the team include executing 15,000 work orders yearly, overseeing 600 move ins, providing numerous leasing tours, processing monthly rent payments, completing over 300 reports, conducting hundreds of inspections, and making thousands of decisions that pull you in multiple directions. Building on a strong record of affordable housing construction, Miller-Valentine Group is now ranked number three on Affordable Housing Finance Magazine’s list of Top 50 Affordable Housing Developers in 2016. The ranking is based on new units started in 2016. Recent years have seen Miller-Valentine ranked in the top 15 four times. Since the Americans with Disabilities Act of 1990 (ADA) was ratified, it has gone through several revisions, but one fact hasn’t changed: Unless it is structurally impractical, new public accommodations or commercial building construction, as well as alterations to existing facilities when requirements change, need to address Title III ADA compliance or risk a lawsuit. Even buildings or facilities eligible for listing on the National Register of Historic Places are designated as historic under State or local law must comply “to the maximum extent feasible” with Title III. And the risk of non-compliance—and subsequent lawsuits—is very real. In a review of ADA Title III Lawsuits in Federal Court between 2013 and 2016, law firm Seyfarth Shaw found an upward trend, noting that in 2016 alone, filings climbed 37 percent. The number one concern of many Dayton region manufactures is the shortage of skilled workers. This shortage is from entry level positions to skilled trades and even into professional positions. Dayton Region Manufacturers Association (DRMA) knows there are considerable resources available to support training through the career technology centers, community colleges, and universities throughout Ohio. However, what all of these institutions lack is sufficient enrollment to make the programs truly effective and meaningful for the manufacturers as their demands for talent far outweigh the number of graduates. DRMA has decided that one of the most effective ways to make a difference in the long-term success of the manufacturing workforce is to raise awareness of the great training and careers in manufacturing to middle and high school aged students. As part of DRMA’s career outreach to students, they have developed a program called Power Lunches. The exhibit is designed to catch the attention of students so that DRMA volunteers can talk to them about various careers in manufacturing, wage and salary information, and training and education paths. Millennials looking for their first home and Baby Boomers/Empty Nesters looking to downsize have more in common on their checklist than you might think. Builder Online reports, “As cultural, economic, and geographic factors push entry-level buyers and Empty Nesters to seek out similar homes and neighborhoods, they’re often competing for the same properties. Younger (and younger-at-heart) Baby Boomers don’t want to live in age-restricted communities—or anything with ‘age,’ ‘adult,’ ‘retirement,’ or ‘mature’ in the name. They want to live side by side with their kids, the Millennials, in physically and socially active neighborhoods.” In its State of the Nation’s Housing 2016 report, Harvard University’s Joint Center for Housing Studies found that more than a third, about 36 percent, of U.S. households lived in rentals last year. And, of those, there is a “sizable and growing number of high-income households (choosing) to rent for the flexibility and convenience it provides.” According to the report, top-income households—those who could afford to buy, but choose to rent—have been the fastest-growing segment over the past three years, and that reality has created a growing demand for luxury apartments. The Colerain Chamber of Commerce honored Bill Rumpke Sr. with the 2017 Hometown Hero Award at a dinner gala on April 27, 2017. Bill Rumpke Sr. is a Cincinnati business icon, Colerain Township native, and longstanding community partner. He grew up in his family’s waste collection business, working for the company as a laborer, mechanic, heavy equipment operator and driver. Bill and his cousin purchased Rumpke from their fathers in 1978 and became the co-presidents and CEOs at Rumpke, Inc. Together they expanded the company, growing revenues and extending into multiple states. Every year on April 28, the United States Department of Labor observes Workers’ Memorial Day. Wheelhouse Lofts is the adaptive reuse of the historic Weustoff and Getz building, once used as a machine shop, tool room and assembly room for automobiles. The four-story building is being converted into 40 loft-style apartments with restaurant and retail space on the first floor. Troll Pub Under the Bridge, a 6,500 square foot bar and restaurant with a courtyard will be among the tenants. Aaron Savino with Miller-Valentine Group Realty Services is the retail leasing agent for the project. “There has been a lot of interest in this location. I expect a good tenant mix that will complement current retailers in the Oregon Arts District,” says Savino.
