Dayton Retail Market Report

2016 Dayton Retail Market Remained Stable

According to our 2016 Retail Market Survey, the Dayton Area and Dayton Regional markets remained relatively stable during 2016, showing some positive signs of growth. Most submarkets showed an increase in occupancy. This decrease vacancy in the Dayton Regional Market to 15.11% during 2016 was mainly due to strengthening in the Springfield and the East and South Dayton submarkets.  Within the Dayton Regional Market, a positive absorption of 67,116 square feet of space occurred during the 2016 survey period. Of the outlying regional submarkets, Springfield, Xenia and Lebanon-Middletown were the most active in 2016, with positive absorption and increasing occupancy levels. The vacancy rate for the Dayton Area Market (which includes the Dayton North, South, East, West, and CBD markets)  fell to 13.26% during 2016, down from 13.92% in 2015.  The Dayton Area Market experienced an overall net positive absorption of 92,535 square feet.  The East Dayton market showed positive trends with over 120,000 square feet of positive space absorption in 2016. However, the Dayton North Market showed some signs of softening with vacancy rates increasing to 21.78%. Toy Drive for Area Children

Miller-Valentine Group Associates once again stepped up to help make Christmas happy for children in Dayton and Cincinnati. Each office location held a toy drive with proceeds donated to the Cincinnati Children’s Hospital and the McKinney-Vento Homeless Education Program in Dayton. Over $1,000.00 in gift cards and cash donations were collected, as well as a variety of toys and electronics to put a smile on the faces of the youngest children to the oldest teenagers. Gift cards were collected for a number of retail stores including Amazon, Target, and Best Buy. Toy donations included Barbie Dolls, coloring books, Hot Wheels, stuffed animals, and craft items for the younger children, as well as MP3 players, perfume/cologne, hair dryers and board games for the older children. The donations were turned over to representatives of Cincinnati Children’s Hospital and Dayton Public Schools for distribution during holiday parties throughout the week. This annual toy drive was held by the Helping Hands committee, a group established to provide opportunities for Miller-Valentine Associates to engage in community service.

New Headquarters Facility for London Computer Systems

London Computer Systems (LCS), developer of Rent Manager® property management software and other business-critical technologies, recently moved into their new office building, located within WaterStone Business Park in Deerfield Township.  LCS, which has more than tripled in size since 2008, now occupies a three-story, 78,000-square-foot building, situated on a wooded, 15-acre site overlooking I-71. Boomers, Millennials Driving Growth in Luxury Rental Segment

In its Emerging Trends in Real Estate report for 2017, the Urban Land Institute points to a “de-emphasis on ownership reflected in a soaring demand for rental units,” with the Millennial and Boomer/Empty Nester cohorts leading the way. According to the study, “more than half of the 12.5 million net new households created in the next decade will rent, including those who have never owned and those making the switch from owning to renting as they age.” What is driving the Millennials and Boomer/Empty Nesters into the high-end luxury apartment rental market? With roughly 10,000 exiting the workforce each day between now and the end of the next decade, Baby Boomers are retiring at the highest rate in history. They are shedding their homes and renting by choice—“Altering the American Dream,” says the Chicago Tribune, explaining, “(Boomers) are aspiring to live like urban Millennials—in rental buildings full of amenities and free of lawn mowing, shoveling, mortgages and property taxes.” Newer to the housing market are Millennials, the 18- to 34-year-olds who have surpassed Baby Boomers as the nation’s largest living generation. Helping Ronald McDonald House Charities – Greater Cincinnati

On November 10, Associates of Miller-Valentine Group donated their time to the Ronald McDonald House of Greater Cincinnati to serve families in need.  Jennifer Colegate, Debbie Engle, Megan Hummer, Bill Langland, Fred Moriarty, Mike Napier, Thalia Rhodes, Darlene Smith and Milena Urc prepared and served grilled Reuben sandwiches and Nathan hotdogs to the children and families currently residing at the Cincinnati facility.  Approximately 78 families and 30 staff and volunteers were served 100 hotdogs and 150 sandwiches prepared by Associates of the Commercial and Multifamily Construction Accounting Departments. Josh Yeary Promoted to Senior Project Manager

Congratulations to Josh Yeary on his promotion to Senior Project Manager in Commercial Construction. Josh began his career with Miller-Valentine in April of 2004 as an Assistant Project Manager, after graduating from the University of Cincinnati. Josh worked on many projects, quickly gaining experience and our client’s trust and confidence. Some of his earlier projects include Heidelberg Toledo, Seligman Distributing, Ohio Valley Wine, PAC Worldwide, Woodford Equine Hospital and multiple projects for Tenneco. Josh was promoted to Project Manager in October of 2007. Over the years he’s expanded his experience and skills on a variety of projects that include Huhtamaki Renovation, Burlington Baptist Church Addition/Renovation, Indian Hill Church Addition/Renovation, and Fuyao (multiple additions/projects and construction management) including Clean Rooms. Taking Care of Our Youngest Community Members

Wanting to make a difference in the community for families with infants, Miller-Valentine Group Associates in both the Dayton and Cincinnati offices held a “Diaper Drive” during the end of September for the benefit of Gem City Gives, Corp. Gem City Gives was established in 2011 exclusively for charitable and educational purposes.  The organization launched a diaper bank in 2014 to help fulfill a need in the community — keeping babies clean, dry and healthy.  Their goal is to collect, store and distribute diapers to families with babies who are homeless,  on public assistances,  low income, or have emergency situations. Supporting the National Diaper Need Awareness Week, Miller-Valentine Group held a successful diaper campaign, with Associates donating 4,568 diaper wipes, 2,518 diapers, and $295 in cash contributions. This effort was coordinated by the Miller-Valentine Group Helping Hands committee, a team of Associates who identify and provide opportunities for Miller-Valentine Associates to engage in community service.

The New Voice of the American Rock & Roll Songbook Pays Tribute to Everyone’s Favorite “Piano Man” on Stage

On Saturday, October 8 in the Mead Theatre of the Schuster Center, the Dayton Philharmonic Orchestra, under the direction of Artistic Director and Conductor Neal Gittleman, will present the first concert in the 2016–2017 Dayton Freight Rockin’ Orchestra Series, Music of Billy Joel with Michael Cavanaugh.  Miller-Valentine Group is pleased to be an Associate Sponsor for this performance, and HMR Tech is Supporting Sponsor through the Military Appreciation Program. Michael Cavanaugh IS the “New Voice of the American Rock & Roll Songbook.”  He is a charismatic performer, musician and actor, made famous for his piano/lead vocals in the Broadway Musical Movin’ Out.  Michael Cavanaugh was handpicked by Billy Joel to star in this title role and evokes a style rivaling the Piano Man himself. Michael appeared in Movin’ Out for three years in over 1,200 performances, receiving accolade after accolade, which culminated in 2003 with both Grammy and Tony award nominations.
