Designing luxury rental communities that appeal to both Boomers and Millennials

Millennials looking for their first home and Baby Boomers/Empty Nesters looking to downsize have more in common on their checklist than you might think. Builder Online reports, “As cultural, economic, and geographic factors push entry-level buyers and Empty Nesters to seek out similar homes and neighborhoods, they’re often competing for the same properties. Younger (and younger-at-heart) Baby Boomers don’t want to live in age-restricted communities—or anything with ‘age,’ ‘adult,’ ‘retirement,’ or ‘mature’ in the name. They want to live side by side with their kids, the Millennials, in physically and socially active neighborhoods.” In its State of the Nation’s Housing 2016 report, Harvard University’s Joint Center for Housing Studies found that more than a third, about 36 percent, of U.S. households lived in rentals last year. And, of those, there is a “sizable and growing number of high-income households (choosing) to rent for the flexibility and convenience it provides.” According to the report, top-income households—those who could afford to buy, but choose to rent—have been the fastest-growing segment over the past three years, and that reality has created a growing demand for luxury apartments. Congratulations to Bill Rumpke, Sr.!

The Colerain Chamber of Commerce honored Bill Rumpke Sr. with the 2017 Hometown Hero Award at a dinner gala on April 27, 2017. Bill Rumpke Sr. is a Cincinnati business icon, Colerain Township native, and longstanding community partner.  He grew up in his family’s waste collection business, working for the company as a laborer, mechanic, heavy equipment operator and driver.  Bill and his cousin purchased Rumpke from their fathers in 1978 and became the co-presidents and CEOs at Rumpke, Inc.  Together they expanded the company, growing revenues and extending into multiple states. By 2014 Rumpke’s fleet contained about 1,500 vehicles and had grown to include 11 landfills and 10 recycling centers, with employment reaching approximately 2,700 people. Recommit to Job Site Safety

Every year on April 28, the United States Department of Labor observes Workers’ Memorial Day. The day honors workers who have died on the job and recognizes the suffering of those who are grieving as a result. Retail Leasing Has Commenced at Wheelhouse Lofts

Wheelhouse Lofts is the adaptive reuse of the historic Weustoff and Getz building, once used as a machine shop, tool room and assembly room for automobiles. The four-story building is being converted into 40 loft-style apartments with restaurant and retail space on the first floor. Troll Pub Under the Bridge, a 6,500 square foot bar and restaurant with a courtyard will be among the tenants. Aaron Savino with Miller-Valentine Group Realty Services is the retail leasing agent for the project.  “There has been a lot of interest in this location. I expect a good tenant mix that will complement current retailers in the Oregon Arts District,” says Savino. Miller-Valentine Construction is managing the project for Louisville-based developer City Properties Group.  Construction will be wrapping up early this summer.

Dayton Apartment Market Remains Active

Results from our 2017 Apartment Market Survey illustrate that the Dayton apartment market remained hot throughout 2016. The overall vacancy rate for the apartment market was 4.66% for the Greater Dayton Area and 4.47% for the Dayton Region, which includes Upper Valley, Middletown, Franklin-Springboro, Springfield, and Xenia. The Dayton CBD market remains the area’s tightest market with a vacancy rate at 2.64%, followed by the Dayton North, East and West markets. The regional market was led by the Upper Valley market, which had a vacancy rate of 1.99%. Further, according to PwC’s 2017 Real Estate Survey for the 1st Quarter of 2017, investment criteria for the national apartment market this quarter sits in the contraction phase of the real estate cycle.  The outlook for average rent growth slipped a bit to 2.80%, while the average overall cap rate held at 5.26%. Over the next six months, half of investors foresee overall cap rates rising as much as 50 basis points while the balance foresees them holding steady. Groundbreaking Kicks Off Medical Facility Construction Project

Everywhere you look there are signs of spring—yellow daffodils popping up in flower beds, crabapple trees bursting with pink blossoms, and new construction projects getting underway. While everyone dreads the familiar orange cones that signal roadway projects, new building construction generates more excitement—especially when it involves a 28,000 square foot medical facility. Recently, Miller-Valentine Construction broke ground for a medical office building being built for Digestive Specialists. Multi-Location Construction Projects without the Heartburn In order to better serve patients in Kettering, Centerville, Bellbrook, Fairborn, Beavercreek and surrounding areas, the 17-physician practice will be moving from its current location on Brubaker Drive in Kettering to a new, state-of-the-art medical facility located just off I-675 on Clyo Road in Sugarcreek Township—just a stone’s throw from Miami Valley South Hospital.  A second Digestive Specialists’ medical office building will be built in Huber Heights to serve patients in Dayton and the vicinity. Half of the space in each building will be leased out to Nashville-based surgical specialty group, AMSURG. After learning of the project through Sharonville architecture firm MSP, the Miller-Valentine team presented a competitive plan to offer both the value and the construction timeline that Digestive Specialists was looking for. Adaptive Reuse Turns Vacant Landmark into Affordable Housing

  It started in the 1960s. Difficulties in securing new building permits, concerns about the environment and a burgeoning preservation movement led to growing interest in reimagining historic buildings for entirely new purposes. And so, adaptive reuse in the United States began. Considered the first successful adaptive reuse project, the former Ghirardelli chocolate factory in San Francisco was converted into a now-famous specialty retail and dining complex in 1964. What’s Driving Climate Controlled Self-Storage Construction?

While it might not sound like the most glamorous investment opportunity, an article in the latest issue of REIT magazine is bullish on self-storage. In the past 20 years, demand for self-storage has climbed steadily—and has been one of the fastest-growing sectors of the United States commercial real estate industry.  According to the Self-Storage Association, the official trade organization of the industry, there were 2.5 billion square feet of self-storage space in the U.S. at 90 percent occupancy rate as of 2015. Joe Margolis, CEO of Extra Space Storage, tells REIT that “… the sector has turned into a hotbed for new investment.”  One type of facility in particular — multi-story climate controlled self-storage—is increasingly popular for several reasons. 4 Benefits of Climate Controlled Self-Storage  REIT magazine notes that demand for these “… ‘third-generation’ facilities that look like apartments or offices and include climate control” is growing.  That’s precisely what Miller-Valentine Group discovered in Goose Creek, South Carolina, where they recently commenced construction on a climate controlled self-storage facility. Congratulations United Rehabilitation Services on Your Building Addition!

A ribbon cutting was held recently to celebrate the 21,647 SF addition of a new Children’s Wing, Nursing Clinic, Classrooms, Offices, a Laundry Facility and Gymnasium to the current United Rehabilitation Services (URS) facility located on Old Troy Pike in Dayton.  URS is a local nonprofit, serving nearly 3,000 children and adults annually with a variety of disabilities or special needs.  The expansion increases the capacity of the agency’s Early Childhood Education Program, tripling the number of infants and doubling the number of toddlers, preschoolers, and school-age children.  The expansion also increases services for adults and seniors with disabilities by almost 100 individuals. Dayton Region Investor Bootcamp

The Accelerant Venture Capital Fund, an Initiative of the Dayton Development Coalition, is collaborating with Queen City Angels to provide an investor training “boot camp” for Dayton-area investors.  The event will be held March 22 at the Montgomery County Business Solutions Center, located at 1435 Cincinnati Street, Dayton.  The event will involve formalized angel investment training, but will also provide a great networking environment for local entrepreneurs and investors alike.
