To kick off the new school year, Miller-Valentine Group Associates in both the Dayton and Cincinnati offices came together recently to pack a total of 300 school bags for underprivileged elementary school children in the Dayton/Cincinnati area. This is the 3rd year that Miller-Valentine Group co-sponsored this community service event with Caring Partners International (CPI). CPI is a non-profit organization that not only sends medical supplies and volunteer care teams on medical mission trips around the world, they also successfully created and launched a care program focused on southwest Ohio which provides healthcare supplies and personal hygiene products to the neediest in those communities. CPI works to equip local organizations (churches, drop-in centers, halfway houses, food banks) in meeting community needs. Of the 300 backpacks, 220 were provided to CPI’s network. This year, Miller-Valentine also provided 80 backpacks to elementary school age children at three of their Property Management’s affordable housing communities: Summit Pointe in Lawrenceburg, IN, Residences at Eagles Point in Eaton, Ohio and Mallard Glen in Amelia, OH. The 70,000 SF renovation of Wheelhouse Lofts is now complete, and tenants are beginning to move into this 150-year-old historic building, located on the east side of Dayton’s Oregon District. Once an automobile assembly plant, Miller-Valentine was the Construction Manager for this project, overseeing the conversion of this building into 40 market-rate apartments, 7 of which are currently occupied. What to know before you sign: Understanding leasing options for commercial spaces Looking to lease commercial space? There are several lease options available on the commercial market—and none of them are created equal. Before you sign on the dotted line, make sure you understand what you are signing. “The building you lease should help you run your business more efficiently or profitably,” says Miller- Valentine broker Steve Ireland. “To ensure those goals are met, tenants need to understand different leasing options and how to determine the best fit for their business.” Three primary leasing options Most commercial lease structures fall into three categories: triple net (also known as NNN), full service, and modified gross. Triple-net leases tend to be more prevalent with retail and industrial businesses. With a triple-net lease, the tenant is responsible for paying property taxes, insurance, and operating expenses (the three “nets” in triple net). Single-net and double-net leases are also common, in which tenants pay for only one or two of the nets. Construction on Midway Logistics II, a 200,000 SF speculative industrial building located on ten acres of land in the Lexington County Industrial Park in Lexington, SC is well underway. Walls, structural steel, and the roofing are complete, placing this project on schedule for an October finish. Progress is moving along rapidly on the new 100,000 SF retail facility for At Home, the home décor superstore, located at 1160 Gemini Place in Columbus, Ohio. After just 15 weeks, all exterior walls and structural steel joists are 100% in place. Construction is currently tracking on schedule for the projected store opening of October 3, 2017, despite the project site enduring 11 days of rainy weather. The final beam has been set at Dr. Jit’s future Digestive Specialists medical office building located on Clyo Road in Sugarcreek Township. With the structural steel complete, the next phase of the work is to install the roof decking, exterior walls, and roofing. Having the building “dried-in” is always a great milestone to achieve. This will allow us to proceed with the interior mechanical work and finishes. The project is on schedule for a January completion.

Working outdoors in the heat of summer is part and parcel of the construction industry. Heat and humidity combined with the internal heat generated by physical labor can lead to serious illness and, in extreme cases, fatalities. But heat-related illnesses are preventable. Work or play, be prepared for the hot weather and know what to do if you or someone you are with shows signs of suffering the adverse effects of overexposure to the elements needs to be in everyone’s toolbox. What is heat stress? Basically, it is your body’s failure to cool itself. According to the Occupational Safety and Health Administration, “Heat-related illnesses occur when the body is not able to lose enough heat to balance the heat generated by physical work and external heat sources.” The heart pumps faster, blood is diverted from internal organs to the skin, breathing rate and sweating increases. The Ohio Development Services Agency has awarded $5 million in historic preservation tax credits for the revitalization of the Dayton Arcade, further closing the gap in raising the necessary funds needed to transform this historic landmark into a vibrant retail and urban living center. According to Dave Williams, vice president of urban development, “We have about three or four sources of funding to pursue before we can make this happen, but this is two steps forward for us.” Many local names, including University of Dayton, Boston Stoker, and Warped Wing have expressed an interest in this historic location. Miller-Valentine Group held their 2nd annual Stair Climb Challenge last week, with five Associates participating in a spirited race up ten flights of stairs! Andy McHugh, Assistant Project Manager, has been named Miller-Valentine’s 2017 Stair Climb Master, completing the challenge in 37.18 seconds… that’s less than four seconds a flight! Andy was joined by Nolan Schacherer, Rich Rouse, Bob Patterson and Jeff Sebor, who all came within 8 seconds of Andy’s time. Everyone joined in the fun by cheering on the contestants and donating funds in the runner’s name to benefit the Jim Walsh Angel Fund, set up to assist Miller-Valentine Associates in need. Michael Dalton has been an Associate of Miller-Valentine Group since 2005. Initially hired as a District Manager, Michael now serves as the Director of Operations for our military housing neighborhood – the Properties at Wright Field. As Director of Operations, Michael is responsible for all aspects of the operating business, including acting as the point of contact between the corporate office and government agencies that engage with Wright Patterson AFB. Some of the duties include preparing and executing the annual budget, ensuring all reports for both internal and external customers are prepared and detailed, leading a team of 34 co-workers, providing a vision for future challenges, and ensuring the team preserves the assets of Miller-Valentine Group. Responsibilities for the team include executing 15,000 work orders yearly, overseeing 600 move ins, providing numerous leasing tours, processing monthly rent payments, completing over 300 reports, conducting hundreds of inspections, and making thousands of decisions that pull you in multiple directions.
