Construction Management

Miller-Valentine Construction manages the overall planning, coordination and control of building projects of any size and scope, guiding clients through the process from beginning to completion.

Owner Representation

Miller-Valentine Construction works with owners who retain us as their designated representative. We leverage our experience and expertise to oversee all decisions surrounding their ventures, including synchronizing the architectural, engineering, contractor, broker and other project teams to ensure a smooth-running work site.

With the Design/Build approach, the owner enters into an agreement with Miller-Valentine Construction to serve as the Design/Build contractor, providing both design and construction services. With this approach, Miller-Valentine, the architect/engineer and the owner work as a team. This method creates one point of contact, a faster delivery schedule and competitive market pricing. As the Design/Builder, Miller-Valentine assumes single-source responsibility for an entire project, from design to construction to warranty.

Build-To-Suit For Lease

The Build-To-Suit For Lease option affords companies all the benefits of their own customized space without the commitment and responsibilities of ownership. This option helps companies preserve capital, while reaping the benefits of fresh, new space designed exactly to their specifications and branded with their own identity.(more)

Site Selection

Site selection determines the ideal location for proposed real estate undertakings within the framework of a chosen market. Employing site selection analysis, the advantages and disadvantages of sites under consideration will vary dramatically when intended use and other relevant metrics are factored in.

Renovation and Expansion

Rather than building a new facility, the renovation or expansion of an existing structure often provides the most cost-effective solution for a company's growing business needs. Miller-Valentine Construction has extensive experience working with companies to analyze the costs and benefits of renovating or expanding existing space versus undertaking new construction.

Tenant Fit-Up

Working within the framework of a building's shell, the Miller-Valentine Construction team finishes out space to accommodate the customized needs of each client. From the design and placement of building services (e.g., heating, lighting, air conditioning, utilities) to customized finishes that reflect the company brand as well as specific requirements and purposes of each work space within the building, "Tenant Fit-Up" is the service that brings life and identity to the business environment.

Interior Design and Planning

From concept and master planning to interior design, Miller-Valentine Construction works with clients to identify their needs, then creates environments that spark interest and are unique to each client. Our interior solutions are efficient, increase productivity and have a positive impact on clients' employees and customers.

Fast-Track Scheduling

Fast-Track scheduling is a technique that allows construction on a project to begin prior to the completion of final design drawings. By overlapping the project design and construction phases, work is completed in less time than traditional methods, where the design is finalized before the start of construction.

Value Engineering

Value engineering is a systematic and organized approach employed to reduce a project's costs without compromising vision, appearance or function. Leveraging the Design/Build process to achieve early value decisions with the greatest cost impact, building features, systems, equipment and material selections are analyzed to produce the desired functions with the highest level of reliability, performance and quality and the lowest life-cycle cost.

Leadership in Energy and Environmental Design (LEED) Consulting

All projects can benefit from sustainable design principles and effective, cost-beneficial designs that have a positive impact on our environment, both physical and workplace. LEED is a program of the U.S. Green Building Council (USGBC) that provides a suite of rating systems for the design, construction and operation of high-performance green buildings. For those who wish to own a LEED-certified building, or apply LEED practices throughout the construction of their facility, Miller-Valentine Construction has the expertise to direct a project team through the LEED certification process. We presently have 14 LEED Accredited Professionals on staff in Project Management and Interior Design, and we are actively involved with USGBC's Cincinnati Regional Chapter.

Total Project Cost

The total amount a client will spend on the execution of their building, from start to finish.

Government Incentives

From tax breaks to assistance with financing or land purchase and more, state and local government agencies offer an array of attractive incentives for companies planning to locate within their jurisdiction. Miller-Valentine Construction helps guide clients through the government system to gain the incentives that will be most beneficial to their projects.

Financial Analysis

Miller-Valentine helps clients navigate through their project's financial complexities, highlighting available alternatives and offering our experience and expertise in selecting the course of action that works best for clients and their businesses. This process looks at the total picture and help clients understand how real estate decisions will affect their companies now and in the future.

Property Analysis

Property analysis provides the research necessary to reach the best conclusions about an identified site. Understanding the many different factors that impact a location, such as zoning regulations and soil issues, provides a client with the information required to make sound business decisions about moving forward with a project.

Master Planning

Master planning is the process used to create an evolving, long-term planning document - whether it be for a single-use building or a sprawling, multi-purpose land development. By creating a comprehensive planning strategy that considers all needs and elements - current and future - stakeholders avoid the pitfalls of incompatible or inconsistent uses and set the stage for a successful development path.

Site Acquisition

Site acquisition is the process of purchasing a site once the site has been identified for a particular use or project and a property analysis has been performed.
